Filco Residence is built by a family from Iași. We are not a large developer, we don't sell through agents. We raise one home at a time, follow it from foundation to handover, and pass a key — together with a wooden ornament bearing the home's name — to every family who moves in.
Independent builder

Top insulation, triple-glazed joinery, marble, solid wood. We only deliver what we'd build for our own family.

From first viewing to keys in 4 steps
No paperwork drama, no surprises. We walk with you at every step, with clear timelines.
Step 1
Visit the home
Come to the site, see the materials and finish level. We answer every question, no pressure.
Step 2
Reserve
Pay a symbolic deposit and the home is off the market. You get 14 days to decide in peace.
Step 3
Sign the contract
At the notary, with or without a bank loan. We work with BCR, BT, ING și Raiffeisen for fast approval.
Step 4
Get the keys
Turnkey handover with the garden done. We meet you at the first visit with a gift from the team.

What is the real, full price?
The listed price is the final price, no agency commission and no hidden costs. It includes the turnkey home, landscaped garden and utility connections. The only extras are notary fees and furnishing, if you want it.
Do you accept bank financing?
Yes, we work regularly with BCR, BT, ING și Raiffeisen. We help with the paperwork and recommend a credit consultant who has already closed contracts in our complex.
How long until handover?
Casa 4 is handed over in 2026, with deadlines set in the contract. Clear penalties for delays — we have never missed a deadline on delivered homes.
What warranties do I get?
Builder warranty of 2 years for all systems, 10 years for the structure as required by law. We answer after handover too — we fix issues ourselves, we don't redirect to suppliers.
Can I customize the home?
Yes, up to a certain stage of construction. We change finishes, kitchen cabinets, bathroom accessories, facade colours. We discuss possibilities during the first viewing.
How do I book a viewing?
Call 0726 263 323 or leave us a message. We can usually schedule within 2-3 days, including Saturdays. Visits last 30-45 minutes.
